The Italian restaurant & pizzeria LA BRUSCHETTA opened to public in 1994 by the actual proprietors. It is situated on top of a hill overlooking Limni Keri ( the famous “Turtle bay”) one of the most beautiful bay in Zakynthos island.
Since then, LA BRUSCHETTA combines the pleasures of good food to the charm of the Greek landscape surrounded by blue sea, olive and cypress trees.
The evening breeze and the lush vegetation that surrounds the restaurant are the key elements for an unforgettable dinner on the terrace, Italian wines and good music do complete an experience of rare beauty and excellence.
The kitchen and pizzeria are very well maintained in order to ensure quality and authentic Italian flavors.

Since opening LA BRUSCHETTA has always been praised by tourists but also highly valued by the local population, as well as by the Athenians (frequent visitors of the island since ever). The elevate volume of press releases classified the restaurant amongst the best in the island for both the natural environment and the quality and perfection of the dishes presentation. Amongst many press releases we cannot fail to mention the highly reputed European and international tourist guides such as: Alpha Books, Nissiá, Klik, L'Espresso, Golden Book, A & B, Lonely Planet, Dumont, Nitro, Polyglott, Athinorama, Vima, Michael Muller, etc..

LA BRUSCHETTA is located in a strategic position at the junction between the national road to Keri and the road to Cape Marathia that is considered one of the most beautiful area of Zante and as such one of the most valuable residential area of the island and this is the reason as to why there is affluence of upper class customers. It must also be said that tourists needs to stop at this junction in order to reach the lighthouse from where they can enjoy the sunset in the Ionian sea.

LA BRUSCHETTA has a business license that allows to operate as restaurant, pizzeria and coffee-lounge.


THE STRUCTURE

The building construction initiated in 1994 and it was completed in 2003 with the construction of the car parking and another house. Both buildings are surrounded by an open area of 4,500 sq.m. of land that is part of the whole property. This area is vastly planted with dozens of fruit trees of various species and over 30 olive trees (two of which are well over hundreds of years).
Beyond the main road below there is another owned land slot of 500 square meters bordered by olive trees that is mainly used as a parking space.
There is power connections (three-phase (380 volt) as well as telephone line. There is also a tank of 1,600 liters for LPG (liquid propane).
The main entrance is a private mews that connects the main road to the parking lot. There is also a secondary entrance through a side alley used as an entry of "service" to all intents and purposes that allows you to conveniently carry all refueling operations, loading and unloading, etc..
The car park has been designed in two levels and designed in a way to promote a prompt vehicles maneuvers agility for entrance-exit operations. It has a capacity of about 35 cars and in addiction to said parking space there is also other available vehicle accommodating area for further 10-12 cars. A stairway leads immediately from car park to the house and then to the restaurant's terrace, from which you can benefit from the wonderful view over the bay below.

RESTAURANT

La Bruschetta currently has a capacity of approximately 150 seats, distributed largely between a main terrace and two smaller terraces, one of which is at the upper level. From any point of all terraces you have a spectacular view over the bay and the surrounding hills. Main terrace is partially protected by shifting window, thus it is possible to trade with adverse weather conditions at all time and particularly during winter season .The achievement of a secluded weather protected space have had the effect of a decreased seats capacity down to 50 seats.
The terraces have capacity to accommodate events such as weddings, birthdays, business dinners, etc….
The pizza oven is wood-fired and is visible from every corner of the room.
The toilets are divided into men / women with separate dressing room.
The kitchen (55 sq.m.) is efficiently, designed so that it can safely works with maximum of six people staff, without interferences between kitchen staff during services. There is a fridge cell and a shower room for staff close to the kitchen. In the back there is a repaired terrace of an area more than 30 square meters, used for various purposes (storage, relax for staff, etc. ..)
Outside there are 2 storage rooms of about 12 sq. m. each plus another storage/dressing room of 10 sq. m. with shower and toilet for staff.
The restaurant has 15,000 liters fresh water tank built under the kitchen, in addition to 500 liters emergency tank placed under the roof.

The construction is made out of high quality materials and is designed to withstand earthquakes.
More than 20,000 handmade bricks crafted by a kiln artisan of the island were used for the external columns and walls decorations. The terraces floor (approx 200 sq .m.) is of “antique rose” natural marble stones (cm. 30x30) purchased from the Italian company “Cotto Veneto” of Treviso (Italy) and shipped to Zante.

COUNTRY

The house below the restaurant has been designed respecting the traditional style of the island and has an area of over 100 square meters divided into an entrance hall, 35 square meters sea view veranda a 25 square meters living-room with corner fireplace, 12 square meters open space kitchen arranged on the upper level a storage cupboard, 10 square meters hallway with built-in wardrobe, bathroom with shower, one 12 square meters bedroom with balcony, a second 25 meters bedroom with 10 square meters veranda a second bathroom with shower, closet wall of 15 m².
The house is very comfortable, fresh in the summer as it was built entirely with stone walls visible from the outside whilst the ceilings are wood-beamed cypress. The roofs is naturally ventilated and thermal insulated. The average height is approximately 3,60 meters. There is a predisposition for the hydraulic and electric heating to gas (it is now used as a local area under the veranda for the eventual installation of the boiler). There is an air conditioning system with heat pump. There is a small safe.
The house has 12.000 liters fresh water tank located under the porch.

CONSIDERATIONS

The Bruschetta customers might be considered quality customers.
Given its location, the potential is great in terms of turnover (always increasing except for 2004 when the general crisis began) However, despite the heaviness of the crisis solely an income decrease in region of 8% was reported. It must be noted that said income aroused out only from seasonal trade however owing to several customers demand there is the possibility to keep restaurant open all throughout the year.
Olympic Games in Athens in 2004 led to an increase of tourism with the consequences of an increase of foreign investments. The same Greek government has focused heavily on Zakynthos, making investments resulted in the construction of the new international airport, the new port, the new hospital and with the expansion of new means of communication to and from the island (Zante has been for some years connected with all European countries as well as from Israel, Czech Republic, Finland, Sweden, etc.. by means of scheduled flights and charter.
